Barry Gaw
Managing Member of Sippican Partners, LLC.,
Has managed the development and construction of real estate since 1983. Mr. Gaw has been involved with the development management of over 100 development projects, totaling more then $450,000,000 in equity and debt placement. Mr. Gaw manages client relations and the key management personnel on every real estate project, with emphasis toward the financing, development, approvals, design, construction and turnover aspects of the project.

- Diverse real estate project management of numerous development uses, including raw land, new construction, historic restorations, environmental site remediation, residential, commercial, retail institutional, and educational projects.
- Completed numerous financial transactions by combining public sector debt with private syndicated equity. Including use of historic and low income tax credits; taxable, tax exempt and premium Bond Placements. Experienced with HUD, MDFA, MHFA and DCHD real estate funding Programs.
- Since forming Sippican Partners, LLC in 1997, has been involved with the planning and development of over 1400 Units of Senior Housing including freestanding rental affordable and market rate assisted living, independent living and special care; Continuing Care Retirement Communities and active adult for sale models.
- Formed New Era Senior Living, LLC in 2004, providing affordable assisted living to low, moderate and market rate income seniors. New Era Senior Living has over 70 employees and over $3,000,000 in Annual Gross Revenue.
- Developed and managed a start up assisted living operations company which grew to over 300 employees and $15,000,000 in annual gross revenue.
- Awarded Developer designation through competitive disposition process administered by the City of Beverly for Oceanview at Ellis Square, and by New England Baptist Hospital for The Haskell House Project, respectively.
- Since 1983, has managed and completed 34 Historic restorations of buildings for residential and commercial uses. Most of these historic restorations have been certified by the National Park Service and several had won historic preservation awards at Federal, State and Local Levels.

Alan Altman, JD
Is a practicing attorney experienced in real estate financing, development, construction and business management. Mr. Altman has been involved with development projects as an owner, manager and attorney. Mr. Altman advises on business and legal matters ranging from contract negotiations through dispute resolution.
Richard Lefferts, Commonweal Collaborative
Is the principal of Commonweal Collaborative, a consulting firm specializing in complex debt and equity financing. Mr. Lefferts has been involved on a wide range of real estate development projects designing and implementing the financial structures. Mr. Lefferts advises on business and financial matters ranging from deal structure through financing commitment and ongoing compliance.
